    Avatar Human Capital is seeking a Property Administrator to manage day-to-day property administration and leasing operations. The role involves tenant liaison, lease management, arrears follow-up, and financial administration, ensuring efficient property management processes and high standards of customer service.

     Key Responsibilities

    1. Tenant Administration

    • Update and maintain tenant information on the in-house PIMS system.

    • Manage tenant statements, including receipt allocations, interest generation, meter readings, manual billings, debit runs, and finalized statements.

    • Handle debit orders, reconciliations, and resolution of tenant queries.

    • Finalize vacated tenant accounts and process deposit refunds.

    2. Lease Administration

    • Obtain credit checks and FICA documentation where necessary.

    • Prepare Lease Input Summaries (LIS) and update leases on the PIMS system.

    • Maintain the lease register and manage all leasing-related matters.

    • Apply annual municipal and rates increases.

    3. Arrear Administration

    • Monitor outstanding payments and update arrears reports.

    • Utilize credit control service provider facilities (e.g., TPN) for arrears follow-up.

    • Prepare handovers to Legal Credit Controller when applicable.

    4. Property Administration

    • Maintain property and unit data on the PIMS system.

    • Notify utility companies of tenant changes and monthly accruals.

    • Maintain parking schedules and access discs.

    • Process municipal and other invoices, reconcile accounts, and consolidate monthly management reports.

     Minimum Requirements

    • Grade 12 (Matric); relevant Diploma advantageous.

    • Strong proficiency in MS Office and property management software (PIMS or MDA).

    • Minimum 5 years’ experience in property administration and financial accounting.

    • Experience in customer service and property leasing.

    • Strong attention to detail, organizational skills, and problem-solving abilities
