Job Description
The Centre Manager is responsible for the overall management, profitability, maintenance, tenant relations, financial performance, safety, security, and operational efficiency of Boitumelo Junction Shopping Centre. The role ensures maximum investment returns through effective property management, tenant retention, budget control, maintenance planning, and stakeholder engagement.
Key Responsibilities
Centre Operations Management
- Manage the day-to-day operations of the shopping centre.
- Monitor market trends, tenant movement, vacancies, and competitor developments.
- Develop and implement centre management strategies.
- Investigate and recommend refurbishment and improvement projects.
- Ensure the centre maintains its required grading and standards.
Financial Management
- Prepare annual budgets and forecasts.
- Monitor monthly income, expenses, and variances.
- Review rental performance and market rental rates.
- Produce monthly financial statements and management reports.
- Manage operating costs and tenant recoveries.
- Oversee capital expenditure (CAPEX) planning and implementation.
Debtors and Creditors Management
- Monitor tenant arrears and debt collection.
- Liaise with debtors, legal representatives, and leasing teams.
- Recommend legal action when required.
- Manage write-off recommendations and credit control processes.
Tenant Relationship Management
- Build and maintain strong tenant relationships.
- Negotiate lease agreements and lease renewals.
- Ensure vacant spaces are marketed and occupied.
- Monitor tenant trading performance and turnover.
- Address tenant concerns and operational issues.
- Coordinate centre promotions and marketing activities.
Leasing and New Tenant Coordination
- Recommend rental rates and leasing terms.
- Negotiate and conclude lease agreements.
- Oversee new tenant installations and fit-outs.
- Coordinate contractors, consultants, and project teams.
- Ensure premises are completed according to agreed specifications.
Maintenance and Asset Management
- Develop and implement preventative maintenance plans.
- Manage building repairs and refurbishment projects.
- Oversee maintenance of:
- Buildings
- Electrical systems
- Mechanical systems
- Air-conditioning systems
- Conduct site inspections and monitor contractor performance.
- Ensure compliance with maintenance budgets.
Security, Health and Safety
- Ensure compliance with the Occupational Health and Safety Act (OHSA).
- Develop and implement security procedures and emergency plans.
- Manage security personnel and contractors.
- Conduct security inspections and risk assessments.
- Ensure staff receive health and safety training.
Stakeholder and Public Relations
- Build relationships with:
- Tenants
- Suppliers
- Contractors
- Industry organisations
- Government authorities
- Promote a positive image of the shopping centre.
- Support customer attraction and retention initiatives.
Staff Management
- Lead and supervise centre personnel.
- Allocate duties and manage daily operations.
- Conduct performance evaluations.

- Recruit and manage staff where necessary.
Minimum Requirements
Education
- Grade 12 (Matric).
- Additional training in:
- Property Management
- Centre Management
- Facilities Management
- Maintenance Management (advantageous).
Experience
- Minimum 5 years of relevant property or centre management experience.
- At least 2 years of supervisory or management experience.
