Project Purpose
The purpose of this tender is to appoint a suitably qualified building contractor to undertake emergency minor repairs and maintenance works at the Physiotherapy Room and associated areas at Botshabelo Hospital.
The project aims to address urgent building maintenance issues, restore functionality of affected areas, and ensure that hospital facilities remain safe, operational, and suitable for healthcare services with minimal disruption.
Scope of Work
1. Emergency Minor Building Repairs
The appointed contractor will be required to carry out minor repair works, including but not limited to:
- Repair of damaged building elements.
- Rectification of defects affecting the physiotherapy facility.
- Restoration of damaged finishes and surfaces.
- General building maintenance works.
- Repair of defects identified during site inspection.
2. Physiotherapy Room Maintenance Works
The contractor may be required to perform repairs and maintenance within the Physiotherapy Room, including:
Walls and Finishes
- Repair of damaged plaster.
- Patching and preparation of surfaces.
- Painting and finishing works.
- Repair of wall defects.
Floors
- Repair of damaged floor surfaces.
- Replacement of defective flooring materials where required.
- Cleaning and preparation of affected areas.
Ceilings
- Repair or replacement of damaged ceiling sections.
- Addressing ceiling defects.
- Ensuring safe and secure ceiling installations.
Doors and Windows
- Repair of damaged doors and frames.
- Replacement or repair of locks, handles, and fittings.
- Repairs to windows and associated components.
3. Associated Building Works
Additional works may include:
General Maintenance
- Minor alterations and repairs.
- Replacement of damaged fixtures and fittings.
- Repair of building defects affecting usability.
- Restoration of affected areas.
Plumbing Repairs
Where required:
- Repair of leaking pipes and fittings.
- Maintenance of sanitary fixtures.
- Repair of water-related defects.
- Replacement of minor plumbing components.
Electrical Repairs
Where required:
- Repair or replacement of minor electrical fittings.
- Maintenance of lights, switches, and accessories.
- Rectification of minor electrical defects by qualified personnel.
4. Site Management and Coordination
The contractor must:
- Coordinate work with hospital management.
- Minimise disruption to patients and healthcare operations.
- Maintain safe access routes.
- Protect existing hospital equipment and facilities.
- Remove waste and keep the work area clean.
5. Health and Safety Requirements
The contractor must comply with:
- Occupational Health and Safety Act requirements.
- Construction safety regulations.
- Hospital safety procedures.
Responsibilities include:
- Conducting risk assessments.
- Providing appropriate PPE.
- Ensuring safe working practices.
- Protecting patients, staff, and visitors.
- Maintaining a safe construction environment.
6. Quality Control Requirements
The contractor must ensure:
- Work complies with approved specifications.
- Suitable materials are used.
- Repairs are completed to acceptable workmanship standards.
- Defects are corrected before completion.
- Final areas are clean and ready for use.
Minimum Contractor Requirements
Tenderers must have:
- CIDB Contractor Grading: 1GB or higher.
- Experience in:
- Building maintenance.
- Minor repair works.
- Refurbishment projects.
- Healthcare facility maintenance (advantageous).
- Ability to provide:
- Skilled labour.
- Tools and equipment.
- Construction materials.
- Site supervision.
