JOB DESCRIPTION
The project involves the repair, waterproofing, and restoration of an office building in Bethlehem. The objective is to fix water ingress, restore damaged internal areas, and ensure the building is structurally protected against future leaks and moisture damage.
The contractor will be responsible for delivering a complete waterproofing and minor building repair solution, including surface preparation, waterproofing application, drainage clearing, and ceiling restoration.
RESPONSIBILITIES / SCOPE OF WORK
1. Waterproofing & Surface Repairs
- Remove existing wall tiles on solid walls (±42.5 m²)
- Prepare all affected wall and ABR roofing surfaces
- Apply waterproofing treatment to all designated areas (±42.5 m²)
- Apply reflective aluminium waterproof paint (Silvakote system) on treated areas
- Ensure full sealing and protection against water penetration
2. Drainage Maintenance
- Unblock and flush approximately 25 drains
- Include internal drainage systems such as the 4th-floor flatlet drains
- Ensure proper water flow and removal of blockages
3. Ceiling Repairs & Painting
- Remove and replace damaged ceiling boards
- Repaint ceilings with white interior paint (Dulux or equivalent)
- Restore affected ceiling areas to a clean, finished condition
4. Site Execution Responsibilities
- Supply all labour, tools, equipment, and materials
- Ensure proper site preparation before work begins
- Maintain cleanliness and safety during execution
- Complete all work within specified scope and standards
- Ensure compliance with building and safety regulations
TECHNICAL REQUIREMENTS
The service provider must demonstrate the ability to:
- Perform professional waterproofing and roof/wall repair work
- Work on commercial or office buildings
- Carry out surface preparation, sealing, and finishing work correctly
- Apply waterproofing materials according to industry standards
- Handle drainage systems and minor plumbing-related clearing
- Replace ceiling boards and perform interior painting
- Use approved waterproofing and protective materials
SKILLS & EXPERIENCE REQUIRED
The bidder must have:
- Proven experience in waterproofing and building repairs
- Experience in commercial or office refurbishment projects
- Skilled labour capable of performing:
- Waterproofing application
- Wall and roof surface preparation
- Ceiling repair and painting
- Drainage cleaning and maintenance
- Ability to mobilize staff, tools, and materials quickly
- Knowledge of construction safety practices (HSE compliance)
- Ability to deliver work according to technical specifications and deadlines
