Job Description
The Portfolio Manager is accountable for organizing, managing, and optimizing a portfolio within their assigned region. This includes implementing operational strategies, maintaining client relationships, and ensuring compliance with service level agreements (SLAs).
The role also involves managing budgets, improving processes, and leading teams to deliver high-quality facilities management services while maintaining safety and regulatory standards.
Key Responsibilities
Portfolio & Client Management
- Serve as the primary contact for clients within the portfolio
- Build and maintain strong client relationships
- Identify areas for improvement and enhance service delivery
- Ensure customer satisfaction through proactive engagement
Operations & Service Delivery
- Ensure services are delivered on time and according to SLAs
- Implement and improve operational processes
- Monitor performance against quality and service standards
- Drive continuous improvement initiatives
Financial & Performance Management
- Manage the portfolio budget and P&L
- Ensure proper budget utilization and cost control
- Drive portfolio growth, retention, and profitability
- Provide variance explanations and financial reporting
Team & Staff Management
- Lead and manage technical and operational staff
- Monitor employee productivity and performance
- Provide coaching, mentoring, and feedback
- Address underperformance and support staff development
Compliance & Risk Management
- Ensure adherence to Health & Safety regulations (OHS Act)
- Maintain compliance with ISO 9001 and risk management systems
- Ensure all processes and procedures are followed
- Manage supplier compliance (including BBBEE requirements)
Requirements
Qualifications:
- National N Diploma / S Diploma / Degree in:
- Property Management
- Commercial / Facilities Management
- Engineering
- Registered Engineer / Technologist or Facilities Management Practitioner
- Matric (Grade 12)
- Valid South African Driver’s License
Experience:
- 8 years’ experience in:
- Building maintenance
- Engineering (building environment)
- Facilities/Property management
- 3 years’ managerial experience
Technical Skills:
- Engineering maintenance & property management knowledge
- CRM systems experience
- SAP knowledge
- Intermediate proficiency in:
- MS Word, Excel, PowerPoint, Project & Outlook
- Knowledge of:
- OHS Act
- ISO 9001 Quality Management
- Risk Management Systems
