Job Description
The Chief Works Manager will coordinate and manage building maintenance projects for state-owned properties. The role involves planning maintenance activities, conducting site inspections, monitoring contractors, managing budgets, ensuring compliance with building and occupational health and safety regulations, and providing technical support to departmental clients.
The successful candidate will play a key role in ensuring that maintenance projects are completed on time, within budget, and according to the required quality standards.
Key Responsibilities
- Manage day-to-day building maintenance projects for state-owned facilities.
- Plan, coordinate, and monitor maintenance activities.
- Ensure projects are completed within budget, on time, and to quality standards.
- Prepare and monitor project cost estimates.
- Manage project changes in line with the allocated maintenance budget.
- Conduct site inspections to ensure compliance with departmental specifications.
- Assist with site handovers, first deliveries, and final project inspections.
- Ensure compliance with:
- Occupational Health and Safety Act (OHSA)
- National Building Regulations
- PW371 standards and specifications
- Assist in developing building maintenance programmes and condition surveys.
- Prepare progress reports for management.
- Deliver professional facilities management services to departmental clients.
- Coordinate maintenance activities across various government facilities.
Minimum Requirements
Applicants must have either:
Option 1
- A three-year tertiary qualification (NQF Level 6/National Diploma) in:
- Building
- Civil Engineering
- Quantity Surveying
- Facilities Management
OR
Option 2
- N3 Certificate
- Passed Trade Test in the building environment
- Three (3) to five (5) years’ technical experience in the built environment
Applicants must also have:
- A valid South African driver’s licence.
- Knowledge of:
- National Building Regulations
- Occupational Health and Safety Act (OHSA)
- Public Finance Management Act (PFMA)
- Environmental Conservation Act
- Government Procurement System
- Computer literacy.
