Job Overview
Broll Property Group is seeking a Junior Property Manager to support the effective management and operational performance of assigned properties.
The successful candidate will be responsible for ensuring investment growth, optimal income generation, tenant satisfaction, and asset maintenance. This role involves overseeing leasing contracts, managing third-party service providers, directing maintenance activities, and ensuring compliance with health, safety, and financial regulations.
You will report to Senior Management and play an integral role in maintaining the company’s standard of excellence within the commercial property sector.
Key Responsibilities
1. Property & Operations Management

Manage day-to-day property operations and facilities.

Stay informed on market activities, tenant movements, and competitor developments.

Ensure compliance with Occupational Safety and Health (OSH) Act regulations.

Attend industry-related meetings and events (e.g., SAPOA, CJP).
2. Asset & Building Management
-
Implement and monitor preventative maintenance programs within budget constraints.

Oversee refurbishment and major repair projects.
-
Conduct site inspections and ensure tenant compliance during and after lease terms.
-
Maintain the building’s status, grade, and presentation.
-
Develop and maintain a five-year maintenance plan.
3. Financial Management & Reporting
-
Prepare and manage annual budgets and forecasts.

Analyse monthly income, expenses, and municipal recoveries.
-
Control arrears, legal actions, and write-offs in collaboration with the credit control team.

Oversee payment of accounts and ensure cost-effective procurement.
-
Provide accurate and timely financial and operational reports to clients and management.
4. Tenant Management
-
Handle tenant correspondence and ensure prompt lease renewals.

Negotiate new leases and maintain tenant relationships.
-
Oversee new tenant installations and ensure properties are ready for occupation.

Evaluate tenant turnover and business performance to ensure growth.

Organize and support centre promotions where applicable.
5. Vendor & Contractor Coordination

Manage third-party service contracts for maintenance, cleaning, and security.

Ensure service quality and cost-effectiveness.

Maintain professional relationships with suppliers, contractors, and vendors.
6. Leadership & Supervision
-
Provide leadership and direction to property staff and maintenance teams.

Conduct regular team meetings and performance reviews.

Ensure adequate staffing and training of assigned personnel.

Promote a culture of accountability, professionalism, and continuous improvement.

Education & Certification
-
Matric (Grade 12) required.
-
Additional training in Property or Facilities Management preferred.
Required Knowledge & Experience

Minimum 5 years of related property management experience, including at least 2 years in a supervisory role.

Sound knowledge of budgeting, service contracts, and leasing agreements.

Strong understanding of property and facilities management procedures.
