Job Overview
The Centre Manager is responsible for the overall management, performance, and sustainability of Boitumelo Junction. The role focuses on maximising the value of the asset through effective operational management, financial control, tenant relations, leasing oversight, and maintenance of the Centre.
This position requires a hands-on, commercially focused professional who can manage a retail centre as a business unit—ensuring optimal income generation, cost control, asset preservation, compliance with health and safety regulations, and strong relationships with tenants, contractors, and stakeholders. The Centre Manager reports to senior management and plays a key role in strategic planning, budgeting, and long-term asset growth.
Key Responsibilities
1. Centre & Operations Management

Manage the day-to-day operations of the Centre and its facilities.

Monitor market trends, tenant movements, vacancies, and competitor activity.

Maintain building standards and advise senior management on asset grading.
-
Initiate and oversee refurbishment and maintenance projects.
-
Develop and manage a five-year maintenance and refurbishment plan.
2. Financial Management & Reporting
-
Prepare and manage annual budgets, forecasts, and five-year plans.
-
Analyse monthly income, expenses, and variances.
-
Compile monthly financial statements and management reports.
-
Control operating costs and ensure recovery of expenses and utilities in line with lease agreements.

Set and manage Capex and Tenant Installation (TI) requirements in consultation with clients.
3. Leasing & Tenant Management
-
Ensure all leases are renewed timeously and vacancies are minimised.

Negotiate new leases and renewals within approved mandates.
-
Maintain strong tenant relationships and manage tenant correspondence.
-
Oversee new tenant installations, including design approvals and contractor coordination.

Monitor tenant turnover, foot traffic, merchandising performance, and trading health.
4. Debtors, Credit Control & Recoveries
-
Manage arrears, legal actions, and write-offs in collaboration with debtors and legal teams.

Monitor municipal recoveries and general recoveries on a monthly basis.
-
Ensure compliance with lease terms regarding payments and recoveries.
5. Maintenance, Asset & Compliance Management
-
Implement preventative maintenance programmes within budget constraints.
-
Oversee general building, electrical, mechanical, and air-conditioning maintenance.
-
Ensure compliance with the Occupational Health and Safety Act and statutory requirements.

Liaise with local authorities and regulatory bodies as required.
6. Security, Safety & Risk Management

Oversee Centre security systems and emergency preparedness plans.

Manage security service providers and conduct regular inspections.

Ensure OHS training for maintenance and security staff.

Report and manage security incidents.
7. Contractor, Supplier & Stakeholder Management

Procure services and manage third-party service contracts.

Issue tenders and ensure contractor performance and cost effectiveness.

Maintain professional relationships with suppliers, service providers, and trade bodies.
8. Staff Leadership & Supervision

Lead, supervise, and develop Centre personnel.

Conduct performance appraisals and implement training and corrective actions.

Ensure appropriate staffing levels and oversee recruitment where required.

Drive a high-performance, customer-focused team culture.
Minimum Requirements
Education
-
Matric (Grade 12)
-
Additional Centre Management or Maintenance training (advantageous)
Experience
-
Minimum 5 years’ experience in Centre or Property Management
-
At least 2 years’ supervisory or management experience
Knowledge & Skills

Strong understanding of centre management, leasing, and service contracts
