Project Overview
The Department of Public Works and Infrastructure invites suitably qualified contractors to undertake roof repair and ceiling restoration works at the SAPS Boithuso Police Station. The project aims to eliminate roof leaks, replace damaged roofing components, and restore affected ceilings to ensure the building is structurally sound, weatherproof, and compliant with safety and quality standards.
Detailed Scope of Work
1. Roof Repairs

Conduct a full inspection of the existing roof structure and covering.

Carefully remove damaged, cracked, or defective concrete roof tiles, including ridge and hip tiles.

Supply and install new SABS 542–compliant interlocking concrete roof tiles.

Install new ridge and hip tiles, securely fixed using tinted 1:3 cement mortar.

Ensure correct tile alignment, overlaps, and weatherproofing in accordance with manufacturer specifications.
2. Damp Proofing

Supply and install a 230mm wide SABS-approved damp proof membrane (DPC) beneath the roof tiles.

Ensure the membrane is properly positioned to prevent moisture ingress and future water damage.
3. Ceiling Repairs
-
Repair or replace damaged ceiling boards caused by roof leaks.

Ensure ceiling finishes are neat, level, and structurally secure.

Prepare surfaces to match existing ceiling finishes where applicable.
4. Occupational Health and Safety

Provide and erect scaffolding and all required access equipment.

Comply fully with the Occupational Health and Safety Act and Construction Regulations.

Ensure workers use appropriate PPE at all times.

Maintain a safe and secure working environment at an active police station.
5. Site Management and Cleanup

Manage material deliveries and storage on site.

Prevent damage to existing structures and facilities.

Remove all rubble, waste, and surplus materials upon completion.

Conduct a final inspection with the client representative to confirm workmanship quality.
Technical Requirements

All roofing materials must comply with SABS standards, specifically SABS 542.

Workmanship must align with manufacturer guidelines and DPWI building standards.

Mortar mix for ridges and hips: 1:3 cement mortar, tinted to match existing roof finish.

Contractor is responsible for quality control throughout the project.
Skills and Experience Requirements
The appointed contractor must demonstrate:
