Job Purpose
To provide Eskom with a suitable commercial office building for outright purchase, which will be used as office accommodation for the Free State Operating Unit.
Key Responsibilities / Requirements
The responding party (property owner or authorised agent) must:

Provide a commercial office building suitable for professional office use

Ensure the property is located in Bethlehem CBD or a main commercial zone
-
Offer a building with a gross lettable area between 982 m² and 2 000 m²
-
Provide a minimum of 38 on-site parking bays
-
Ensure the building is vacant or immediately available for occupation
-
Sell the property on an outright purchase basis (no leasing)
Technical & Compliance Requirements
The building must:

Be approved and zoned for office use
-
Have approved municipal building plans, including as-built drawings

Be in good condition, with functional:

Electrical systems
-
Plumbing
-
HVAC / air-conditioning
-

Be free from major environmental or operational nuisances

Be suitable for long-term occupation by a national utility

Be subject to a building inspection and due diligence process
Legal & Ownership Requirements

Clear and undisputed ownership or legal authority to sell

Valid title deed

Compliance with municipal and building regulations

Ability to provide all required legal and property documentation
