Chief Works Manager: Mechanical (Facilities Management)

Minimum Requirements

You must have one of the following qualifications and experience combinations:

Option 1 – Tertiary Route:

• 3-year Mechanical Engineering qualification (NQF Level 6)

• Proven technical experience in mechanical maintenance (planned & unplanned)

Option 2 – Trade Route:

• N3 Certificate + Trade Test in:

  • Fitter & Turner OR

  • Boiler OR

  • Millwright

• 3–5 years technical experience in the mechanical maintenance environment

Additional Requirements:

• Valid driver’s licence

• Computer literacy

• Strong knowledge of:

  • Mechanical Regulations

  • PFMA (Public Finance Management Act)

  • OHSA (Occupational Health & Safety Act)

  • National Building Regulations

  • Environment Conservation Act

  • Government procurement systems

• Willingness to travel and work irregular hours

• Excellent analytical, verbal, and written communication skills

Key Duties & Responsibilities

• Attend to planned and unplanned maintenance requests from client departments

• Compile:

  • Scope of works

  • Technical reports

  • Cost estimates

• Conduct inspections on:

  • Leased buildings

  • Mechanical equipment and installations

  • Water meters and municipal accounts (Monitor water usage)

• Ensure:

  • Automatic sprinkler systems comply with ASIB (Automatic Sprinkler Inspection Bureau) standards

  • All mechanical works and drawings meet OHSA requirements

• Prepare tender documentation

• Verify and certify contractor invoices

• Manage property maintenance functions related to the mechanical discipline

• Compile and submit monthly reports
